Waterfront access is central to plans for Gowanus and St. George. Inwood has a mixed-use building application under review, while Queens bus findings show where the redesigned network has improved travel.
Inwood filing proposes 13 stories on Broadway
The project remains in plan review, and conflicting apartment totals leave its residential scale unresolved.
A mixed-use building proposed for 5073 Broadway would add housing and commercial space near the 215th Street 1 station. The application is awaiting assignment to a plan examiner.
The site sits between West 215th and West 218th streets, with Fischer + Makooi Architects listed on the filing. Thirteen floors are proposed.
The apartment count is unsettled: the city application lists 50 dwellings, while a separate project description gives 74. No estimated completion date has been announced.

Gowanus tower plans a public esplanade and artist studios
Anagram Gowanus targets early 2027 leasing; rents and a firm application date are still unavailable.
A planned rental building at 450 Union Street would pair 158 apartments with new canal access in Gowanus. At least 20% of the homes are designated as affordable.
The waterfront design includes roughly 5,700 square feet of public outdoor space. Six studios are planned for Arts Gowanus and other neighborhood artists.
Leasing is expected to start in early 2027, followed by completion that spring. Prices have not been released, so prospective tenants cannot yet assess the cost.

Queens bus review finds faster travel after redesign
The gains compare spring 2025 with spring 2026; they describe existing service rather than another route rollout.
Weekday local buses across the borough averaged a 1.7% speed increase after the network overhaul, MTA figures show. Rush routes improved by 4.6% on average in the spring-to-spring comparison.
The agency counts 124,000 additional Queens residents within reach of buses scheduled at least every 10 minutes between 6 a.m. and 9 p.m. Those access figures describe the redesigned network.
On the Q51 between South Ozone Park and Cambria Heights, limited service saves riders up to 18 minutes. That maximum is a route-specific finding, rather than a time saving promised for every trip.

Pier 1 proposal weighs fishing access and vessel docks
The St. George concept remains preliminary, with the final waterfront design still undecided.
NYCEDC is considering a smaller replacement for the offshore section of the North Shore waterfront structure. The proposal would add a fishing platform and a connection to floating berths for boats.
Council Member Kamillah Hanks says the concept is at an early stage and its final design has not been determined. The proposal also includes a reconstructed wharf.
The planned vessel landing raises a practical question about how fishing and boat access would share the site. The documents reviewed do not establish a final operating program.
