West 45th Street renovation delivers 80 affordable homes
Seventy apartments are reserved for households moving out of shelter, while ten remain with existing residents.
Four Hell’s Kitchen buildings have completed a $54 million rehabilitation, preserving housing for existing tenants and adding apartments for people leaving shelter. The properties at 351–357 West 45th Street sit between Eighth and Ninth Avenues.
The work replaced roofs and structural beams, upgraded electric heating and added modern ventilation. Connected lower-level spaces provide shared offices and an exercise room, alongside wellness and employment resources.
Through city partnerships, 70 apartments will be leased for people currently living in shelters, with ongoing support for residents. A 35-year services contract and a 40-year housing agreement are intended to keep the development affordable over the long term.

Williamsburg proposal would bring 35 homes to Havemeyer Street
The design includes an affordable-housing component, but neither its size nor a construction timetable has been announced.
A former garden-center site at 87 Havemeyer Street is slated for a seven-story apartment building. The property sits between Metropolitan Avenue and Hope Street, where the Chelsea Garden Center nursery once operated.
The proposal calls for 35 apartments, with some designated affordable. Renderings show light-colored brick, balconies and upper-level terraces.
Planned amenities include a fitness center, coworking space, a rooftop lounge and outdoor terrace, plus bicycle storage. The affordable-unit count remains unspecified, and there is no announced construction schedule.
